Sunroom Addition

For this project, we had to squeeze a 12 x 20 ft addition between the house and the garage. This was done by removing the breezeway and the garage roof and building a whole new structure for it to sit within.

Started by removing the breezeway
There is about 12 ft between the house and the garage
The roof of the garage wouldn’t accommodate the sunroom addition

The old joists couldn’t support a roof to the sunroom addition
We used corner bracing to keep the walls stiff
A sextant was used to layout the footing for the addition
The color of the footing location depict weight load
Helical piles were used as footings
The helical piles used for footings are rated between 3,000 and 5,000 lbs

The sunroom is raised to match the floor height of the house
2×8 joists were affixed to 2×10 with steel hangers
This floor will have a zipboard bottom and be insulation

This ridge beam will support the rafters

These 6×12 beams will support the new roof over the garage
The beams were joined together with a scarf joint to make the 26 ft span

Using post and beam construction allowed the new roof to be built over the garage walls
This dormer goes out over the sunroom
5/8 inch zip boars were used to sheath the roof
About 2 ft was borrowed from the garage to make the sunroom bigger

The rafters were cantilevered over the 6x wall to give a 2 foot overhang

The seams on the zip board were weatherized with zip tape to create a waterproof membrane
