What’s an ADU?
An ADU is a self-contained Accessory Dwelling Unit with a kitchen, bath, and bedroom. They come in all shapes and sizes from small studios to larger homes with multiple bedrooms. ADU’s are a flexible housing solution for property owners to add independent living space to their properties. That space can be for family, friends, renters, and more. Massachusetts is promoting the building of ADUs through a unique incentive program.
About the Massachusetts ADU Incentive Program
Massachusetts has launched a statewide initiative to help property owners evaluate and build ADUs. The initiative is a collaboration between the Massachusetts Housing Partnership (MHP) and the Executive Office of Housing and Livable Communities (HLC).
The Massachusetts ADU Incentive Program has subsidized qualified contractors to provide home owners with low-cost ADU – Feasibility Studies that assess the conditions of a property and qualifies if an ADU can effectively be built on it. For homeowners who do qualify, the Massachusetts Housing Finance Agency (MassHousing) has an ADU Loan Program (ADULP) that features an amortized loan up to $ 250,000 with a deferred 0% interest match up to $ 100,000.
The Steps to Building an ADU
Here is the order of operations to get started building your own ADU:
- Get an ADU – Feasibility Study done on your property to assess the viability and cost of building an ADU.
- Consult with a licensed contractor or construction firm.
- Pick an ADU design that works for you.
- Get permit-ready by seeking pre-approval from your local building department.
- Apply for the Accessory Dwelling Unit Loan Program (ADULP) to see if you qualify for a deferred 0% interest guaranteed loan*.
- Build your ADU!
