What is an ADU – Feasibility Study?
An ADU – Feasibility Study is intended to support a property owner’s early decision-making about building an ADU. The study includes:
- Information about your property’s unique conditions and constraints
- Local zoning and permitting considerations
- Utility needs (water, sewer, and energy)
- Preliminary design considerations
- High-level cost and budget estimates
Receiving an ADU – Feasibility Study does not obligate a property owner to build an ADU, nor does it obligate a property owner to use the chosen Provider for any additional services (read more…) .
How much does a Feasibility Study Cost?
- Just $ 300, for a qualifying homeowner participating in the ADU Incentive Program.
Here’s the cost breakdown:

Normally, a detailed Feasibility Study would cost $ 800 but the Massachusetts Housing Partnership (MHP) is subsidizing one study $( 500) per property to incentivize ADU construction (read more…).
How to Get a Feasibility Study?
An ADU – Feasibility Study begins with a phone call or a site visit. A qualified professional will answer your questions about ADUs and assess your property, recording necessary information to create a detailed report:
- ADU type, expected usage and estimated square footage
- Zoning district
- Site work complexity and site preparation needs: Evaluate lot size, topography, existing structures, and environmental considerations
- Site access complexity: Identify access points for construction and any clearing or grading requirements
- Electrical Service: Current and proposed (OH or UG; common or separate)
- Current electrical service amperage
- Hookup between ADU and Primary Dwelling
- Will this be an all-electric ADU?
- Wastewater Service: Current and proposed (sewer or septic; common or separate)
- Water Service: Current and proposed (public or private; common or separate)
- Environmental considerations
- Any other local requirements (i.e. historic district, fire and emergency access, impact fees, etc.)
A property can only receive a one subsidy. Please let your assessor know if you have contacted another Feasibility Study Provider.
