ADU Barn Studio – Intro
5 years ago, we bought a run-down 1,200 sq ft Farmhouse, that had a 3,600 sq ft New England Barn attached to it. Built in the 1880s, the property had only seen minimal upgrades over the years. With a focus on efficiency modernization, we planned on using the property as a test bed to see how we can employ new construction techniques to upgrade a 140 yr old property and make it energy efficient.
This part of the Farmhouse Renovation story is about building a 750 sq ft Accessory Dwelling Unit (ADU) in the hay loft of the old barn.

How to level an old sagging floor
These 2x4s ribs are 12 inches on center cut to fit the curve of the floor are level on top New 1x12 inch heart-of-pine tongue and groove barnboards Showing the barn boards being installed over the ribs You can see the 3 inch sag from one side of the room to the other Used 2 inch cut nails used to hold down the flooring Finished with a custom stain to make the floor looked weathered Sealed with 2 top coats of polyurathane
Farmhouse Island
This project moved the door from the kitchen into the dining room and turned the knee wall into a usable island with plenty of storage by adding a custom-built display cabinet under a northern white fir countertop.Continue reading “Farmhouse Island”
