The study includes:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Information about your property\u2019s unique conditions and constraints<\/li>\n\n\n\n<li>Local zoning and permitting considerations<\/li>\n\n\n\n<li>Utility needs (water, sewer, and energy)<\/li>\n\n\n\n<li>Preliminary design considerations<\/li>\n\n\n\n<li>High-level cost and budget estimates<\/li>\n<\/ul>\n\n\n\n<p>Receiving an <strong>ADU &#8211;<\/strong> <strong>Feasibility Study<\/strong> does not obligate a property owner to build an ADU, nor does it obligate a property owner to use the chosen Provider for any additional services. <br><a href=\"https:\/\/www.mhp.net\/one-mortgage\/adu-incentive-program\" target=\"_blank\" rel=\"noopener\" title=\"[click here] to read more about ADU Incentive Program.\">(read more&#8230;)<\/a><\/p>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\">How much does a Feasibility Study Cost?<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li>$<u> 300<\/u> for a 1st time applicant<\/li>\n<\/ul>\n\n\n\n<p>Normally, a detailed <strong>Feasibility Study<\/strong> would cost $<u> 800<\/u> but the Massachusetts Housing Partnership (MHP) is subsidizing one study per property to incentivize ADU construction. <br><a href=\"https:\/\/www.mhp.net\/news\/2025\/governor-healey-launches-new-adu-campaign\" target=\"_blank\" rel=\"noopener nofollow\" title=\"[click here] to read about Massachusetts campaign to make it easier and cheaper to build ADUs\">(read more&#8230;)<\/a><\/p>\n\n\n\n<div class=\"wp-block-group is-layout-constrained wp-block-group-is-layout-constrained\">\n<h2 class=\"wp-block-heading\" id=\"upload\">How to Get a Feasibility Study?<\/h2>\n\n\n\n<p>An <strong>ADU<\/strong> &#8211; <strong>Feasibility Study<\/strong> starts with a phone call or an onsite survey. A qualified professional will answer your questions about ADUs and visit your property and do a site assessment and record the following information in order to write up comprehensive report:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>ADU type, expected usage and estimated square footage<\/li>\n\n\n\n<li>Zoning district<\/li>\n\n\n\n<li>Site work complexity and site preparation needs:<\/li>\n\n\n\n<li>Evaluate lot size, topography, existing structures, and environmental considerations<\/li>\n\n\n\n<li>Site access complexity:<\/li>\n\n\n\n<li>Identify access points for construction and any clearing or grading requirements<\/li>\n\n\n\n<li>Electrical Service: Current and proposed (OH or UG; common or separate)<\/li>\n\n\n\n<li>Current electrical service amperage<\/li>\n\n\n\n<li>Hookup between ADU and Primary Dwelling<\/li>\n\n\n\n<li>Will this be an all-electric ADU?<\/li>\n\n\n\n<li>Wastewater Service: Current and proposed (sewer or septic; common or separate)<\/li>\n\n\n\n<li>Water Service: Current and proposed (public or private; common or separate)<\/li>\n\n\n\n<li>Environmental considerations<\/li>\n\n\n\n<li>Any other local requirements (i.e. historic district, fire and emergency access, impact fees, etc.)<\/li>\n<\/ul>\n\n\n\n<p>A property can only receive one <strong>Feasibility Study<\/strong>.
